of varied building experience and specialized
training. Our services begin with the design
phase, where conceptual visualization with
practical building advice, through pre-qualification
of contractors and critical review of various
parameters such as constructability, innovation
and extent of optimum costs balance are involved.
During the construction phase, our managers
utilize modern management software to control
every aspect of the work. A detailed construction
schedule is set for whole of the construction
phase and the progress is continuously monitored.
All procedures and related controls and cross
checks are rigidly enforced to ensure that
the work is finished "on time".
Costs are continuously audited so as to achieve
overall cost controls with in allotted budget.
We continuously monitor several on-site construction
requirements related to quality such as checking
concrete mix design, reviewing concrete casting
and erection procedures, conducting physical
load tests on newly built structures, evaluating
the efficacy of repaired structures: providing
quality control and construction assessment,
etc. Day to day trouble-shooting on several
project sites is provided with utmost promptness.

checking and verification of their monthly
running and final bills.

in consultation with the CLIENT & The

Thorough survey and inspection of
the site to prepare it for starting
of the work by the contractor(s). |

Deployment of the technical engineering
staff according to the requirement of
the site, to start the work. At least
one technical staff in civil engineering
or respective engineering field, shall
always be kept deployed at all times
during the working hours of the site. |

Study and issue in phases the required
numbers of architectural, structural
and working drawings to the contractor(s). |
| |
Handing over of the site to the contractor(s)
for execution of work(s) for the CLIENT
as per the agreement(s). |

Checking of the deployment of adequate
round the clock security staff at the
site by the CLIENT/Contractor. |

Giving of standing instruction and
security check procedure, records, registers
and other methods for secure security
arrangements. |

Initialization and mobilization of
work according to the work order/agreement/contract

site during the billing period. |

Deduction of cost, if any, from the
running bills of the contractor(s) for
the materials) supplied by the CLIENT

Assessment of cost/loss and its deductions
from the contractor(s) running bills
on account of bad work man ship, wrong
execution of work etc, if any. |

Identification and rectification of
rectifiable defective work(s), if any,
within the permissible tolerances and
immediately setting it right through
the contractors). |

Dismantling and removal of bad and
rejected work(s), material(s) etc.,
if any, from the site. |

Checking the contractor’s for
mandatory and obligatory observance
of laws, by-laws, rules, regulations,
standing orders etc. related to work
and workmen at the site. |

Regular checking of safety measures,
materials and procedures at the site. |

Immediately arrangement for the removal
of bad workmen, working staff, sub contractor(s),
T & P etc. of the contractor(s),
which in the best interest of the project
and the CLIENT, may harm and jeopardize
the work and working atmosphere at the
site. |

Verification and finalization of
contractor’s final bills. |
| |
Maintain the confidentiality and
secrecy of the project from the unauthorized
person(s). |
| |
Keeping the drawings, reports, records
etc. always in safe custody at the site
and to produce the same for inspection
of the CLIENT authorized representative(s),
as and when required. |
| |
Regular meetings (at lest once a
month) with the CLIENT, and our senior
engineer/experts/site engineer(s) to
review and monitor the site developments. |
| |
Periodic meetings (whenever required)
with the CLIENT, site/senior engineers
and contractor(s) to discuss the vital
issues and bottlenecks (if any) of the
site. |
| |
Totally and solely work in the interest
of the best working and timely completion
of the project for and on behalf of
the CLIENT. |
| |
Any other duty, not mentioned above,
but is essentially required to be carried
out at the site in the interest of the
Project and the CLIENT. |

To achieve the required outputs
to its best forms, to continuously monitor
and supervise the work and working at the
site by our permanently stationed engineer
and at the site, to regularly keep the CLIENT
up dated with the site developments, to have
the frequent expert(s) and senior engineer(s)
visits at the site (minimum one in a fortnight),
to maintain and produce the inspection records,
supervision records, etc, the cost quoted
by us is adequate and justified.
It is to be put in consideration that the
consultancy job of Project Management and
Consultancy, Supervision is totally based
on the job and work done by the assigned contractor
at the site(s). So, if at all due to having
any unavoidable reason(s) it happens that
contractor don’t raise the bill or the
site got delayed or stopped because of any
reason then at that condition, it is sincerely
be taken at your notice to provide us the
“MAP CONSULTANTS” a fee that to
govern the expanses of site and feasibility,
which is definitely be adjusted in our fees
demand, in our running bill.
Any negligence found by CLIENT in our job
and satisfaction to them or not having coordination
between the MAP, the Management, the Architect
and the Contractor. We will ready to face
the consequences in shape of penalty.
All Taxes, which is to be paid by us to the
Government Depts. is to be solely borne by
the CLIENT to be paid us separately on demand. |
